Most Missouri VA mistakes are not eligibility mistakes. They are budgeting mistakes caused by expecting a property-tax benefit that is not coming.

1. Get the Certificate of Eligibility and find out which entitlement you have

This decides whether a loan limit exists for you at all. Full entitlement: the VA says "you don't have a loan limit". Remaining entitlement: the 25% guaranty arithmetic can bring a deposit back. How to tell.

★ Do this first, because it changes what you can shop for.

2. ★★ Settle the funding-fee question before you fix a closing date

The fee runs 2.15% first use and 3.3% subsequent under 5% down, 1.5% at 5% down, or nothing at all if you are exempt.

★★ The timing trap: a proposed or memorandum rating dated before the closing date is in the VA's own exempt list. If a claim is in progress, where that paperwork sits is a closing-date question. All five exemptions.

★★ In Missouri this step carries more weight than in most states, because the fee waiver is often the largest benefit a disabled veteran here will actually receive.

3. ★★★ Find out which Missouri programme, if any, you can reach

This is the step that goes wrong, and it goes wrong early. Work through it in this order:

  1. ★★ Were you a prisoner of war, with a total service-connected disability? Then Mo. Const. art. X, § 6 exempts your homestead, and it is the strongest benefit discussed on this site. What it covers
  2. ★★★ If not, there is no Missouri property-tax exemption for you, whatever your rating and whatever a bill summary told you. Why, and what is actually pending
  3. ★★ Then look at the Missouri Property Tax Credit, which is income-tested, capped at $1,550 of tax from 2026, and carries no age requirement on the veteran route. Substantially expanded on 1 January 2026. What changed

4. ★★ Shop with the real tax figure in the payment

If you are in case 2 above, and most Missouri veterans are, the escrowed property tax in your payment is the full bill. Not a reduced one.

★★ Build the budget on that from the first conversation. A payment that looked comfortable against an imagined exemption is not the payment you will have. The three tests, compared.

★ And note that the credit, if you get it, arrives on a return. It helps your year. It does not lower the monthly payment.

5. ★ Know what closing actually costs here, which is less than most places

Missouri is constitutionally barred from imposing a new tax on the transfer of real estate, not by the state, not by a county, not by a city. The provision and its precise scope.

★★ For a buyer arriving with no deposit, that is the single most useful thing about buying in Missouri, and it partly offsets the thin property-tax relief.

6. ★ Let the residual-income test be run before you are under contract

A VA-only test on what is left in the household after the payment. ★★ In Missouri it pulls two ways: cheap houses help, and the missing exemption hurts, because the full tax is in the escrow. How it works.

★★ The sequencing mistake we see most

Reading that Missouri exempts disabled veterans, budgeting on it, and discovering at underwriting that the escrow is several hundred dollars a month higher than planned.

★★★ That is not a rare error. It is the predictable result of bill summaries reading like statements of current law, and it is the reason this site leads with the correction rather than burying it. Settle step 3 while you are still looking.
