We parsed the FHFA conforming-loan-limit data county file rather than reading a summary. Every Missouri row carries the same figures. There is no high-cost designation anywhere in the state.
★★ Why 115 and not 114
Missouri has 114 counties. The FHFA file lists 115 Missouri rows.
★★ The extra one is "ST. LOUIS CITY", the only Missouri row in the file not named "COUNTY". The City of St. Louis is an independent city, politically separate from St. Louis County since the nineteenth century, and it is treated as its own jurisdiction for this purpose.
★★ Worth getting right for two reasons. A site that says "all 114 Missouri counties" has not opened the file. And more practically, a buyer looking in the city and a buyer looking in the county are in two different jurisdictions for a number of purposes, even though both carry the same $832,750 here. Buying in St. Louis.
★★ And for most veterans this page is not about your loan
