St. Louis is a straightforward VA market with one structural quirk that trips up paperwork more often than it should.

★ Worth noting against the state picture: St. Louis is cheaper than Warrensburg ($284,975), the Whiteman base town, and barely above Springfield ($272,185). All 25 metros.

The City of St. Louis is an independent city, politically separate from St. Louis County since the nineteenth century. They are two distinct jurisdictions with their own officials and their own records.
